MANHATTAN TOWNHOUSE
This new modern townhouse with a one-car garage, a rare amenity in Manhattan, contains a professional office and two residential units. It was built on a 20ft by 100 ft lot. The house most distinctive feature is the open riser steel staircase which is situated in a sun filled atrium and rises 3 stories up above a reflected pool directly below it. The spacious loft- like grand room is located on the second and spans the full depth of the house. The open kitchen and dining space are accented with custom designed walnut cabinets and dining chairs.

HARLEM TOWNHOUSE

 

Abandoned for approximately two decades, this brownstone is situated in the Mount Morris Park Historic district and was completely reconfigured into a 3-unit building.  Landmark approval was obtained for the full facade restoration as well a new 3-story rear addition.

The ceiling of the garden floor which became the Grand room for the owner’s triplex was elevated from 8ft to10 ft. This required some major structural reconfiguration.

THROOP COURT

 

A former mannequin factory, located in Brooklyn New York, was converted into 40 residential units to house the homeless. The structure was a complex consisting of several dilapidated buildings which had been merged into a maze-like structure over the years. A central inner court was carefully carved out of the existing footprint in order bring a sense of order and to provide natural light to the units. The landscaped court serves as the central entry point for the building and for the tenants to enjoy.  

EAST 128th STREET

  The façade and the two lower floors will be extensively modified to accommodate a garage. The building will contain  five residential units. 

CHRISTODORA HOUSE

 

This 17-story structure began its existence as the Christodora Settlement House in 1928.  Fronting on Tompkins Park in the heart of the East Village, this handsome building was designed by Henry C. Pelton in a style that was an interesting and strong example of the transition between the minimalist neo-classical and Art Deco styles.

Decades later it was the center of a community center controversy that became part of serious civil disturbances in and around the park.

MANHATTAN GARDEN

 

An ordinary backyard was transformed into a quiet landscaped oasis for a young family with children to play and enjoy The work entailed removing a large section of garden level rear wall and installing large sliding doors to allow natural light into the existing kitchen. Regrading and installing new redwood fencing with LED lighting and  Bluestone pavers were part of the scope. A glass covered kiosk was built to accommodate a gas fired BBQ grille and storage.

AFFORDABLE HOUSING

 

Our firm has a strong background in affordable housing and has been involved either as architect and/or developer in numerous projects in New  York City .A majority of these projects were funded by local, state, Federal authorities including HPD, HUD and the New York State Department of Mental Health.

SYLVAN TERRACE

 

20 Sylvan Terrace, is a three story clapboard house located in the Jumel Terrace Historic District.  It is one of 20 identical homes built in 1882 that line a cobblestone-paved block across from the Morris-Jumel Mansion, and is one of limited number of wood-frame dwellings remaining in Manhattan.  This house was fully restored.

SKILLMAN HOUSES

 

The project consists of 9 new condominium buildings with a total of 27 apartments.  Each building consists of 3 apartments; two 2-bedroom units occupying the third and fourth floors and triplex-unit occupying the cellar, the first floor and the second floors.
